First of all, stop focusing on fucking graphics. It's half the reason games are so shit these days

Second, if you're going to be focussing on that anyway, those graphics do not look particularly impressive. Especially not for a AAA game.

one thing to make it (seamless) as needed and for convenience, another is to be forced to create small instances that require tons of additional loadings even for basic things and wich limit you in game/level design
