Being a landlord is a lousy, thankless, miserable gig. The only way to make money is to rent to upstanding people (which the law makes nearly impossible), or to be a slumlord. There is so much that can go wrong and so much legislation that fucks you and leaves you holding the bag - which is why economic crises always wash out people who do that maneuver

How do you get the loans? You can't get a business loan for real estate. You could take on mortgages, but then you have to turn that around fast before you go bankrupt let alone get approved for another mortgage. Personal loans...you're probably not getting a personal loan for that much money unless it's through the mob. Best bet for someone going this route is to buy a multi-family home, live in it while you collect rent and save for another property and build up slowly.
