10k can go a long way for land in certain parts of TX. You can find deals just make sure water and electricity are available as well as access to the highway from your property.
With research and negotiation I could find you 4-5 acres with all the aforementioned. You need to make sure contractors will actually be available AND work the area for certian things like electrical but you can get Mexicans to do 85% of the work

1. title searches and title insurance are relatively cheap usually in the "hundreds" of dollars depending on the area.
2. Foreclosure auctions have set reserves to the final judgment price 99.9% of the time and they weren't very good in most markets BEFORE the pandemic NOW they are not worth the time really unless you find a specific property you NEED for a specific reason eg you live next door to it
3. I would highly advise not going over 200k max on a $40k salary the mortgage will be close to $2k/month with insurance and taxes et al wrapped into escrow
4. I would advise NOT buying in Boston esp not a condo AND esp not on $40k
5. Worcester SFH under $200k would be your best bet out of the options you provided preferably without an HOA bc they suck dick in Mass

Damn, so is it really better to keep renting at 1200/mo rather than buy a condo for 2k/mo? I don't anticipate SFH to be within a reasonable budget range for the foreseeable future. Another option is to buy and live on a boat for an average of 500-800/mo all costs/utilities and depreciation included.
