Just keep the other 100K in cash for capital gains taxes and for 8 months down the line when we're certainly closer to the end of this bear market. It will look like it's recovering around August but I think we're going to have a rollercoaster ride until next year, so best to play it safe.

This. You can usually afford 2 months of rent and payroll plus stock for a grocer. Never underestimate the market for slums and 50 cent markups for people with no transportation.
