I still think you should do it though, if you have the money. Gyms are needed and you may be able to increase profits with product advertisements or inviting local youtuber/twitter influencers for free.
I was also thinking that it may be possible to eliminate the retard machine users and promote a true gym culture by setting it up like a pyramid scheme.
E.G 1st subscriber pays less/nothing as long as 2nd subscriber This seems like a good idea on paper because it would encourage people to look out for each other or at least advertise on your behalf but i'm unsure how sustainable it would be or how much profits you can make that way.
At the very least look into commercial property taxes and see if a smaller gym is viable just to keep around with a few dedicated customers. Basically your personal gym at that point.
