Pretty much guaranteed, because crashes happen every 10-20 years.

So what's the plan then? Get out now/soon, rent for a bit to watch what unfolds, buy back in after a few years when a correction occurs?

I ask because my parents just sold their place, and while I feel pretty good about their decision there's always worry.

1.) You learn more about housing first hand
2.) You can be your own real estate agent when you go to buy a house
3.) You could potentially snipe a deal on your dream house since you'll be in the loop and know about properties before they're even on the open market
4.) A real estate agent can work ANYWHERE

right now inventories are still declining, rising rates will not affect prices. on the other hand, rising rates mean rising rents, and buying outright will become more attractive.
also prices arent really high, its just that all of the printed money had to go somewhere
