Got a 3b/3b 2k sqft rowhouse in the middle of Baltimore for just shy of 300k. It's next to a high crime area so that's definitely why it was so cheap, but I WFH and play vidya so I barely notice.

It's going to vary a lot depending on where you are in the state, but if you're not in Dallas then pic related isn't too far out of line.
I found a log cabin in Bonham (~30min north of this house) that was 225k for 840sq/ft but on a 2.5 acre lot. Lot seemed mostly featureless but you can do a lot with 2.5 acres.
