With interest rates rising, mortgages are only going to get more expensive (so you want to lock in as large a loan as possible, especially if you want to inflation hedge), but your price'll take a hit since everyone calculates how much house they can afford based off monthly payments.

Not a bad idea if you are comfortable with the HOA fees. Make sure you understand what they cover and service they provide. Mowing the lawn, trash removal, swimming pool, insurance, etc. Also read the rules and make sure you are willing to follow them. If your a quiet meet who hates yard work, a nice condo can be very comfy.
