Cant I just buy land and put a manufactured house on it?

Can someone tell me how hard this really is? 5 acres is going for 80k in my area. Thinking about putting a fancy manufactured home on it and getting out around 200k. Am I retarded?

is there a zoning difference between manufactured and mobile? Some of these manufactured homes look just like stick homes.

Shit is so retarded now. The cheapest house in my area (woods a half hour from the nearest subburb) is 350k.
If i can do:
Land: 80k
Utilities: 30k
Foundation: 20k
that still gives me 120k for a decent manufactured house at 100k less than market.

But i guess i dont know how zoning and loans will work out though.

it depends on a lot of factors
some neighborhoods won't allow you to do it
you only really "own" land if it's out in the middle of nowhere
