It can. But zoning rules, overregulation and over taxation ruins the housing market. Also investment groups buying up the market from freshly printed money. So the market is not free at all.
"capitalism" is a nonsense term made up by marx to criticise society working normally. Where's the private ownership? where are the free markets? People arent allowed to solve their own problems. Ergo it's not "capitalism" in the fairest sense. Instead we have top down control, and the reason why housing is expensive is because the people at the top who are in control want it to be.

canada has crazy zoning problems and huge red tape to building real estate. Surprisingly the chinese have mostly eliminated zoning requirements in richmond BC (a city near mine) and they have developed it very fast with highrises, but the rest of the country is very slow to build new housing because the government just refuses the applications by real estate developers.
Because demand for houses is not very elastic and you can't print houses. Stocks are monetized and show how the fiat currencies are hyperinflating (though the picture is more complicated, because, on the one hand, the volumes are going to 0, but on the other hand, you can get loans collateralized with your equities at NPV), but most of them are owned by the older generation, along with real estate. The building industry is always in the hands of a few political interest groups in every country. They are basically like a maffia. And they always restrict the supply to get huge profits on their projects.
Because the idea behind capitalism is to make profit. Which means increase demand allows you to sell for profit/increase prices for profit. Second, if the first two arent in play then you have innovated or refined techniques to allow cheaper production resulting in higher profits. Housing construction methods have not improved greatly in generations and due to the shortage the way to turn profit is by flipping, driving prices up.

Because salaries constantly lag housing increases it is also impossible/disingenuous to suggest a 30yo millennial can 'get in early' and 10x their value 30 years from now, because zoomers and millennials make less inflation adjusted than gen x and boomers and generations bravo and alpha will make even less, inflation adjusted. The math simply doesn't work out, boomers redefined the system in such a way that it will implode shortly after they die.
