Epstein did this because at the time, Trump did not have the net worth to swoop the deal out from under him, as Trump was in a time of financial straits.
Trump, however, took the idea to a German bank and they agreed to finance a loan for him.
Trump thus took about a hundred million dollars directly from Epstein.
