I owned three rental units when trudope declared his government would no longer enforce civil contracts. So I sold them. Its not worth it. Easier to invest in stocks or a REIT. Its a numbers game in the end. Invested my money into a larger piece of land and started a hobby farm on four acres. The balance I invested in stocks, mostly bank stocks, TD, BMO ....a nice safe haven, easy four percent dividends returned quarterly, no more hassles. Thats what price controls do. They cause scarcity.

sueing them is a waste of time. they have no money thats why they rent. and thats why its not worth renting to them.

consider my capital investment of 300k in a rental unit on vancouver island, just a one bedroom apartment. I rented it for 1000$ a month. Thats not even a 4% return on capital, and consider I have a ton of costs that go with the unit ... taxes, maintenance, garbage collection, hydro, .... and when the unit is empty, zero income. When the unit has a tenant, they have all the rights in the world. When they damage or destroy the unit (something thats happened twice in 8 years), i get thier lousy 500$ deposit, and stuck with the repair bills.

Ask yourself this. If you owned a 300,000 supercar, a ferrari or a lamborghini, would you rent it out for 1000$ a month, and a 500$ damage deposit ... and as a bonus, you get to pay for the maintenence and insurance.

Unless your a big time slumlord, owns hundreds of units, and can employ economies of scale, and are willing to charge really high rents, and nickel and dime your tenants, then its a tough business. And so thats all whos left in the business. Anyone whos got a spare cottage on thier property, or a basement suite or something, they are getting out of the business. All the little guys are selling that shit off, or turning it into an airBnB or something.

well in canada, for the first time in over a thousand years of british common law tradition, the government decided during covid, that if people didnt pay thier rent, they couldnt be evicted. they effectively tried to pass a major portion of the cost of covid onto landlords. a contract to rent is a civil contract. if someone refuses to uphold thier end of a contract, the law is supposed to provide a remedy. in the case of landlord-tenant civil contracts, that remedy is ussaully to allow the landlord to evict the tenant (and one would assume to get a new tenant).

I owned a small acreage, and one house. The house had a basement suite in it. The tenants who rented the house continued to pay. The tenants in the suite decided not to pay (even though the government was sending them 1000$/week, and thier rent was only 900$). Its a big suite btw, Ive always held up my end. cut the grass every two weeks, the appliances are brand new, the have ahuge bedroom, a giant lving room ... its 970 sq ft, plus a shared laundry room, private entrance, thier own parking, i collect the garbage every two weeks. Im not a bad landlord, im not a bad guy. But i got stiffed for 7200$. because the government decided to fuck me, and let my tenants fuck me, with NO legal recourse.

So my wife and i said "fuck it". Once we got them evicted (cost another 4500$ after all was said and done), we sold the house. we took the money, invested some in rrsps and resps and tax free savings etc, but some bank stock. and we used some money to clear part of our four acres and build a hobby barn, chicken coop, bought some goats, got some beehives (i split the honey with a local beekeeper) ... and set up a little hobby farm.

Fuck it. The laws have gotten so bad, so in favour of tenants, thats its just not worth it. Not for the little guy anyway.

I didnt put alot into stocks. and if bank stocks like TD and bmo are going bankrupt, I figure we got alot bigger problems then "muh investments". Mostly i invested in upgrades to my land and hobby farm. I was never into crypto. I always like "unilever" stocks (Unilever PLC). My dad gave me some, and I bought alot more. They deliver steady dividends. I like stocks that deliver cash flow, but i dotn buy risky stocks. I dont ever sell, so i dont care about capital gains so much.

I still have one little rental. A cottage in the corner of my four acres. Its been rented to the same retired couple for nearly seven years. Old british immigrants, a man and his wife, they are both in thier seventies. They have thier own little fenced off area. Hes a retired pilot. They are awesome. The rent is always paid. Once a year he gives me a set of post dated checks. They sold thier house years ago and gave thier kids the money. They live on thier pensions. He has always helped me out whenever i needed a hand. Really nice christian couple, hes a bit of a cowboy, grew up in Alberta. They can stay forever. I charge him 800$ month for a little two bedroom cottage, probably way under market value for south vancouver island, but tenants like them are solid gold. I never have a problem. He fixes his own stuff, looks after the cottage like it was his own.

We bought the house (and its basement suite) in a bankruptcy auction in 2012 for 270k. fixed it up. I had dreams of being a real estate tycoon. not anymore. landlording is a shit business. I sold it last year for 900k, still had about 220 on the mortage. i borrowed the money to buy it. so i came out ahead about 650k.

That fucker needs to lift more.
