In America, at least one shouls ask prospective tenants how many cars they have. You can word it as though you are concerned about parking capacity, but in reality if there isnt at least 1 car per adult thats a bad sign.

credit check and a criminal record check would be a good start, ask for references.Figure out what their job is and what they do when you make small talk, etc.

Don't rent to Menicans, India's or Blacks and you should be OK. I own 5 units an I only rent to older White couples or retired white seniors with Pensions and/or Social Security. Never had any problems, quiet, pay rent on time and they take care of the place.
