I at one point co owned 3 homes with my brother, 2 had a mortgage. It's a major pain in the ass to deal with tenants, especially retarded ones. I eventually got a management company to take over running it.
I wouldn't evict if the unauthorized home improvement were actual improvements. I rent out below market price and heavily screen tenants to reduce the chances they are not insane and keep them there. It was a major money looser to have a place un occupied.
I'm currently 2 homes with my brother and one has a mortgage. The home we sold I found out the people wrecked the place, management didn't do its job. Place had holes in the wall and smelled like a mummy took a huge fart+ wet dog smell. I could have charged them for all damages but they were poor as fuck and just had them pay for small items. Took a lot of work to get rid of the horrible smell.
