New buildings are made by developers who want to spend as little as possible and get the highest markup.

Buildings that are still standing today that were built hundreds of years ago are most likely rich people showing off. Big stone buildings, big timber buildings. They are really expensive to make. Most houses that have been built have been razed because they were poor people's homes.

Modern buildings aren't built to be replaced, they're just not building the right type of housing because of zoning. Cities are building single residential homes that literally cost more than they bring in because of how much space they take.

Cities who are built to last and thrive will build medium and high density mixed buildings. Walkable, cyclable, public transit, nature friendly.

Suburbs and big car parking lots for box stores are trash.

Building something that will last forever without maintenance takes a lot of money. People don't live in the same house for generations anymore so it really doesn't make sense to build like that. Also plenty of shit built long ago has fallen apart, you just only see the expensive buildings that were properly built and maintained by wealthy people.
