I check into my landlords when renting apartments, I ask for references of previous tenants. I'm not going to rent a place without knowing what it's like.

From my experience, the majority of people will instantly start to abuse it when given any power at all.
To check for domestic battery offenders, pretty much the only thing they are looking for.
I have 4 rentals. I do background and credit checks.
If they have a criminal history I won't rent to them. If they can't avoid committing crimes they won't be a good tenant. Bad credit I'm usually Ok with if they have good references from previous landlords and solid work history.
Basically I want to rent to a normal person with a job and responsibilities that they have a history of fulfilling. I want to avoid degenerates and people that can't keep their shit together. It's sort of like having a gf, except a way lower bar.
