40k is a pretty good stack for passive revenue if you are in a place with a relatively low cost of living. If you convert it to a stablecoin/btc/eth then you can take 10-15% interest a year and use that to pay for land or supplies. I’m in a position a lot like yours, finally have a 6 figure stack after starting with 9k, but America is so Jewish that it’s hard to cash out and I don’t really want USD right now. Moving your boys to the country is a good idea though, I grew up in a small town and think that rural life is best for families.
I would go rural user, even though as the son of a rancher I understand it can be a very trying way to make a living. As others have noted, I believe it is a good life for a family. I hope you and your family find happiness and prosperity.

Buy the land, use the land security for bank loan. Use the bank loan for business, pay of the debt with dividents. Also sell some of the potatoes from your farm to pay debt quicker. This assuming you can live at the farm and travel to business location daily.

Personally, I think farmer is the "safer" job, in that you are pretty much guaranteed to be able to sell your products. Opening local commerce is a bigger risk, but you can potentially make much more money.

Homesteading is worth it. Especially once you learn how to improvise instead of buying supplies.
You can make it work with mostly cheap simple tools. Don't bother with chickens unless you are talking about only say 6. Running a large enough chicken operation for chicken meat to be a staple food is so fucking resource wasteful. Stick to more self sustainable livestock. I highly, highly recommend geese. And goats. Goat fencing needs to be built well but it doesn't need to be built as well as the internet would tell you. Just stay away from welded wire, they will break it quick. Woven wire is the way to go. Slightly more money but worth it. As for equipment some chains, a come along (winch), a chain saw and some good axes, both chopping and splitting, and a bolt cutter are important. The rest of my tools are just common workshop hand tools and some machetes. I homestead a decent chunk of land and down own a mower. I no shit used a push mower to mow down almost 10 acres of overgrown forest. It wasnt bad at all especially with some headphones on and music playing. The push mower still works too and I used it like a brush hog. It's one of the new toros, seems to have a sensor in it that makes it stall out instead of breaking if you hit something too big to cut. And I took the rest down with a machete. Once you reclaim land like that some goats and geese will absolutely keep it from being overgrown ever again.
