Roads, internet, sewage and a farm + staff would cost us maybe 3M - 5M. Everyone would have their own home, cleaning service and local food without having to do anything themselves.

I have been thinking about this as well. How would you design a homesteading community to dynamically scale up in size, have easy transportation so that all amenities and other people are within walking distance, but also so that everyone has enough privacy and ownership of their own land?
Is there a definite line that can be drawn where you have people producing and selling their own goods, vs working together in an offsite farm or whatever? I have become obsessed with the idea of planning an off-shoot community but I don't really know where to begin. Too many variables.

No need to leave Germany for that. Landflucht is a thing. Germany has very good climate, fertile soil, good stability (i.e. no cartels that might skin you alive).
First step would be to congregate with likeminded people. It's a complete waste of time to have everyone know everything. General knowledge about many topics is valuable, but specialized knowledge can prevent a ton of problems down the road and open up e.g. high-tech possibilities that otherwise aren't possible. (You can have 10 people, who know the basics of DIY and repairing, but an expert mechanist could outperform them, if he got CNC, lathe, plasma cutter and other training.)

Yeah you could also make some kind of fair ground, parking was just my initial paint draft. Is meant more like the central plaza. (The rear one is like a logistics area).
