There are hundreds or thousands of boomers renting apartments 6x this size for under $600 a month. As soon as they die, the owner converts their apt to 6 like this and rents them out for that much. I would leave Manhattan asap, you can even get some decent waterfront land in Long Island for the cost of a condo in Manhattan.

I'd say the city is not worth it, I wouldn't pay even $1000 to be there today, no matter how big or small the apt is. You should really take your money somewhere else and let some idiot pay $4K/month for a studio.
Look at places in upstate NY, if you have to be close to the city. CT also works for some people. NJ has that Newport spot, it's 1 stop away from FiDi. You could easily rent a 2-bedroom there for less than $3K.
But you should buy land, build a house, and ideally work remotely.
