Some say it was sanctions, some say it was oil prices, some say it was Afghanistan, some say it was an inside job, some say it was a coup. What was the real reason the communist regime collapsed?

Glasnost (= transparency) opened the wave of criticism in the USSR over their governmental structures & how the republics' ethnicities felt over the highly centralised structure of the Union.
Once nationalists movements started to popup demanding more autonomy in the republics, Gorbatchev figured it was better to provide it to them considering what hade happened in the past 3 years in Central & Eastern Europe. So there were drafts of changing the Soviet constitution to become an actual federal entity. This actually had majority support & people still wanted to keep the Union intact.

Red Army & Stalin era appointees who were boomer politicians at this point, couldn't accept any possible loss of control over the republics (considering that the US wanted to utilise Islam as a weapon of internal infiltration back in 70s) and sought to restore the control via a coup.
As the coup failed, it became apparent to the republics' local politicians that Moscow wouldn't let go of the control unless they sided with the enemy temporarily. Hence they carved themselves their own kingdoms (via independence), where the local politicians could gain full control & live as the new aristocracy of the region.

True. Also USSR lost the propaganda war within their own borders. In late brezhnev period official propaganda put the lipstick on quite not so well off political situation, but it didn't work.
Communist party separated from the people as in result. Great purges were a good thing.
