Just buy a nice 250k house with land in Arizona , Tucson area. Nice views you can hunt all you want with minimal laws, nice trails, no ticks , no parasites. Sunny weather. It’s not for everyone but you can homeschool too and everything is cheap. Milk 50c a gallon and you can buy raw milk in store too

For 150k, you're kinda screwed. I'd check out places like Lincoln/Omaha, Nebraska, or Wichita/Topeka, Kansas, and the suburbs surrounding them. I know a guy who got a cheap house in Augusta, Kansas that isn't too far from Wichita.
For 150k it’s not much but Arizona taxes are pretty damn low. It’s a shame the Californians and New Yorkers are rushing in tho. I moved there from NJ like 9 years ago and recently moved back to NJ , my little mobile home on a lot outside city limits doubled lol.
