A propery-based economy always ends up badly. Look at Australia, NZ, Canada and previously the US. It just creates nightmare conditions for the young. The worst part is that it always collapses sooner or later.

I bought my property back 6 years ago, and even with the absurd gains and huge rent rises, it's still about $100 more than what this house would cost in rent. Then you have to consider repairs, which inevitably are required. Then there's property tax and insurance. The "Mortgage is less than rent" isn't exactly true, a mortgage from ten years ago is less than rent, under the specific conditions of our crazy market and inflation.

This is different from Hoomers who are both temporarily getting second jobs, borrowing money from their family, getting in just over the line at 2.5% interest. What the fuck are they going to do when rates rise? Keep working that shitty second job. Sure it'll work out, ten years down the line, and in that time they can't afford to have kiddies and they miss their window to start a family.

Did this with my family last year. It's comfy having a room you can fix up the way you want
